With our considerable experience in land buying and planning we continue to search for more suitable development opportunities.
These sites could be infill sites or garden land or sites being sold by statutory bodies private vendors or other development companies.
The majority of our sites as purchased from owner-occupiers.
When dealing with the purchase of sites without planning permission we normally require the Seller of the land to enter into an Option Agreement.
We will pay for all Planning Application and Architectural fees and the Option Agreement will protect our interest whilst we try to obtain Planning Permission.
An Option Agreement is normally for a minimum period of twelve months although we include within this our right to appeal to the Department of the Environment should planning permission be refused or non-determined by the Local Authority.
When we apply for Planning Permission we consult with the Local Authority Planning Department prior to submitting the Planning Application.
This enables us to design a scheme most suited for the site and allows a real opportunity for planning permission to be approved by the Local Authority.
We employ a team of experienced Architects and Planning Consultants that can not only deal with difficult planning situations but also prepare the necessary reports to enable the appeal process to proceed should Planning Permission be refused or non- determined by the Local Authority.
We have a successful track record in obtaining Planning Permissions for single and multiple developments for both residential and commercial via the Local Authority and the Department of the Environment.
